Heritage Harbor is shaped by neighborhoods that feel timeless, connected, and easy to enjoy. Traditional neighborhood design guides every street and homesite here, then each neighborhood adds its own character to the Harbor lifestyle.
Traditional Neighborhood Design (TND) is core to Heritage Harbor’s vision for a walkable, welcoming resort community. Instead of blocks of identical homes, the community is built around charming architecture that fits the waterfront setting and grows richer with time. The result is an inclusive, lively place that supports different stages of life and lifestyles, including full-time, seasonal, and investment ownership.
Homes at Heritage Harbor are designed with character and quality in mind – cottages, townhomes, and waterfront residences that feel rooted in place and built to last. Many of our neighborhood patterns and architectural details are shaped by the influence of Allison Ramsey, whose work is known for timeless, livable design that fits classic American neighborhood forms.
Neighborhood streets are narrow and pedestrian-friendly, encouraging a close-knit feel. Homes sit near the street with porches, balconies, windows, and doors facing outward – creating natural opportunities for porch-to-porch connection. Easy routes link neighborhoods to the harbor, river walks, pools, community garden, and amenities.
Interconnected streets and walkways make the community compact but simple to navigate. This connected layout supports shared greens and gathering areas that help neighbors meet naturally.
The neighborhood plan is designed to uplift everyday living through open spaces, waterfront access, and year-round amenities and events that keep the community active and connected.
Heritage Harbor neighborhoods are designed to create a sense of diversity and community throughout the resort. Each area has its own architecture and atmosphere, while sharing the same walkable waterfront lifestyle.
Harbor Village is our newest master-planned neighborhood, known for a quiet, porch-to-porch feel and shared greens between front yards. Homes range from ranch and main-floor living styles to fully custom builds, with select waterfront homesite opportunities as well. The neighborhood is continuing to grow and is located near the community garden, with a direct connection to the harbor walk. Pricing starts in the $400s.
An intimate pocket community within Harbor Village that is thoughtfully designed to bring people closer together. Front porches invite conversation. Homes face one another. A shared green becomes the heartbeat of everyday life. Community doesn’t need to be planned here, it happens naturally.
Navvy Town is a walkable mix of historically-inspired homes rooted in Ottawa’s I&M Canal heritage, named for the “navvys” who built it. Home styles fit vacation, second-home, and full-time living, with neighborhood amenities including bonfire pits, activity cabins, and an outdoor pool.
The West Peninsula is an established part of Heritage Harbor with a variety of home styles and settings near the marina and riverfront amenities. This side of the community blends waterfront and interior opportunities with walkable streets, shared open spaces, and easy access to Harbor life, including nearby favorites like Pelican’s Landing Swim Club and the riverfront of Paddle Wheel Park.
A close-set custom-home pocket neighborhood organized around a shared central gathering green, designed for front-porch connection, classic streetscape charm, and neighborly living.
A West Peninsula collection near riverfront amenities featuring a mix of cottage-style and carriage-influenced homes and duplexes in a relaxed, resort-neighborhood setting.
The East Peninsula is formed by the Illinois River and Heritage Harbor Marina, giving this side of the community a true surrounded-by-water feel. Neighborhoods here are designed to capture wide water views, easy marina access, and a quieter, scenic waterfront lifestyle.
Pinnacle Pointe is the East Peninsula’s premier waterfront enclave, featuring custom homes on every homesite, sweeping harbor and river views, elevated architecture, and access to an exclusive Pinnacle Pointe clubhouse and private pool.
Waterfront villages on the East Peninsula with a relaxed resort feel, featuring The Heron’s Nest clubhouse (small kitchen and event space) and a neighborhood pool. The Cottages offer three energy-efficient floor plans in one- and two-bedroom layouts (about 640–1,400 sq ft), while the Villas extend the village with one- to three-bedroom options (about 700–2,000 sq ft) for owners who want a wider range of sizes and layouts.
