Build Your Home

at Heritage Harbor

Creating your dream home from the ground up starts with finding the right homesite in the neighborhood you love. From there, you can choose the path that fits you best – build from one of our thoughtfully designed floor plans, personalize a plan to match your lifestyle, or bring your own vision and go fully custom. Custom homesites are available across multiple neighborhoods; you may build with a preferred builder or bring your own approved builder.

Our team is here to guide you from homesite selection through closing, so the process feels clear, supported, and genuinely exciting.

Three ways to build at

Heritage Harbor

Choose a Portfolio
Home Floor Plan

Start with one of our Heritage Harbor Portfolio Homes, proven designs created for waterfront living and traditional neighborhood streetscapes. Select the style and size that fits your life, then pair it with the right homesite. It’s a simple path with homes that already feel at home here.

Customize a Portfolio
Home Floor Plan

Love one of our Portfolio Homes but want to make it your own? Many owners personalize layouts, finishes, outdoor living areas, and details to match how they live. Our on-site builder will help tailor a Portfolio Home so it feels uniquely yours.

Build a home
unique to you

Bring your ideas and build something completely original. Custom homesites are available in multiple neighborhoods, giving you freedom to design from the ground up. Work with one of our preferred builders or bring your own approved builder; either way, we’ll support you through the process.

Steps to building

Building here is clear and supported

  1. Meet your guide & the community – begin with a discovery session led by Heritage Select Realty.
  2. Discuss available opportunities – homesites, build options, builders, etc.
  3. Select your homesite, build approach, and preferred or approved outside builder
  4. Design your build with your builder and the Heritage Harbor team.
  5. Build, walk through, and close – then start enjoying life on the river.

Choosing Your Builder

Now that you’ve seen how the process works, the next step is choosing the right builder partner. Some owners prefer the ease of our Preferred Builder Network, while others bring a builder they already trust; either way, we’ll help you move forward with confidence.

Why choose a preferred builder?

Our Preferred Builders know Heritage Harbor’s neighborhoods, architectural standards, and building process inside and out. That means:

  • Smoother, faster starts – they’re familiar with our homesite types, utilities, and approvals
  • Confidence in quality – builders selected for craftsmanship and consistency
  • Less guesswork – they understand what works best in each neighborhood
  • Homesite incentive – building with a Preferred Builder qualifies you for a homesite discount

Planning to bring your own builder? That’s welcome here. We’ll simply review and approve them to ensure alignment with neighborhood design guidelines and community standards.

Let's find your homesite and start planning

The best way to begin is a quick conversation. We’ll help you compare neighborhoods, walk available homesites, and talk through the right building approach for your goals.
